The Como Plaza site is very small and it has one of Melbourne’s main drains running along one of its boundaries. As well as this, one car park had to be allocated for every apartment built, creating extra challenges for the development team.
Under the management of Metro Property Consultants, the development process was significantly streamlined. Negotiating an arrangement that secured 20 nearby carparks, the team simultaneously avoided expensive excavation works and fulfilled Council’s car parking requirements.
Como Plaza then became hot property, with three major serviced apartment groups pitching for the long-term management rights to the building.
Quest Inns eventually won the rights, and the building has enjoyed remarkably high occupancy with extremely good room rates ever since. This has resulted in tremendous capital gains for those who invested in this project.
